The best time to buy a home in 2026 may be coming this fall, but the date depends on where you’re shopping.

Realtor.com named September 27 through October 3 the best week to buy nationally, based on a combination of inventory, prices, buyer competition, days on market, new listings, and price reductions.

For buyers in Northern Virginia and Jefferson County, West Virginia, the local sweet spot comes a little later: October 11 through October 17, 2026.

And no, that doesn’t mean you need to buy a house that week. Think of it as a window when several market conditions have historically lined up more favorably for buyers.

Why Fall Could Give Buyers an Advantage

Nationally, Realtor.com expects the best week to bring:

  • 13.3% more active listings than a typical week
  • 31.9% more inventory than at the beginning of the year
  • 30.1% less buyer competition than the annual peak
  • Homes sitting about 13 days longer than during the fastest part of the year
  • Listing prices roughly 3.5% below their seasonal peak
  • Potential savings of about $14,000 compared with summer pricing on a median-priced home

That combination matters. More choices plus fewer competing buyers can give you something that is hard to find during the spring rush: time to actually think.

What About Northern Virginia and Jefferson County?

For the Washington-Arlington-Alexandria metro, which includes Loudoun County and Jefferson County, Realtor.com identified October 11 through October 17 as the area’s best week to buy.

Historically, during that week:

  • Active listings are about 20.8% higher than an average week
  • Buyer competition is about 38.2% lower than its annual peak
  • Homes spend about 12 additional days on the market
  • Median listing prices run about 5.7% below their seasonal peak

That doesn’t mean every home will suddenly be discounted 5.7%. Real estate is still hyperlocal, and the right strategy can look very different in Western Loudoun versus Charles Town or Shepherdstown.

But it does suggest buyers may have more breathing room and negotiating leverage than they had earlier in the year.

What About Berkeley County?

Berkeley County is part of the Hagerstown-Martinsburg metro, not the Washington metro used for the Northern Virginia and Jefferson County numbers above. Realtor.com’s 2026 report only provides individual Best Week data for the country’s 50 largest metros, so there isn’t a separate Berkeley County date in this report.

That makes current local inventory, days on market, price reductions, and seller competition even more important when deciding when to make a move.

Don’t Treat One Week Like a Deadline

Here’s the part buyers shouldn’t miss: you do not need to force a purchase because a report says it’s the “best week.”

Shopping earlier in the fall may give you more homes to choose from. Waiting later could mean fewer choices, but potentially more motivated sellers.

The better strategy is to know:

  • What monthly payment actually works for you
  • Which neighborhoods and home features are non-negotiable
  • How much competition you’re facing in your specific price range
  • Which homes have been sitting long enough that the seller may be ready to negotiate
  • Where you have leverage and where you don’t

A good deal on the wrong house is still the wrong house.
